The Portuguese capital, with its alluring combination of hills, heritage and coastline, is one of the most affordable short-haul city breaks you can take. One note of caution: A reasonable level of planning is needed to offset the cost of flights, which are relatively expensive when compared to accommodation and eating out, as our Nick Trend, our Consumer Travel Editor, wrote in his recent article on good-value city breaks.
Lisbon also came top of a list comparing value for those seeking a more luxurious stay.

Guyan Mitra, Telegraph Travel's Lisbon expert, said: "Rarely too hot or cold, Lisbon is a year-round destination. The first buds of spring usually appear around late February while the last puffs of the Sahara-warmed winds keep the mercury high well into November. "

Passagem de ano 2011-2012 em Cascais. Que desilusão!

Que desilusão! Apetecia-me passar o ano em Cascais. Apetecia-me assistir a um espectáculo de música e depois acolher o novo ano assistindo ao  fogo de artifício. Mas este ano, não há nada. Gosto de andar por Cascais, de sentir a animação nas ruas e a alegria das pessoas. Mas este ano não há nada. Realmente, há que fazer alguma coisa para que Cascais não morra.

Luxury Real Estate: Is Paris the most attractive city for large fortunes vs. New York or London?

Being wealthy is good, living in the most attractive city is even better. Paris, New York or London? What is the best city for great fortunes? Nestoria addresses this issue.
After the financial crisis (and a decrease from 7% to 12% in price), high-end real estate has taken off in 2010 (a 20% increase in Paris between January 2010 to January 2011) to reach a new rhythm in 2011 (+5% increase since the beginning of the year).
The reason? Massive foreign investment. According to the two most important agencies in real estate Barnes et Féau, prices should stabilize.
Paris: a sure investment for a diverse international clientele.
Paris offers a variety of housing that definitely attracts of large number of buyers. There are three types of markets:
1- Family apartments in the prestigious areas of Paris (an average of 10 000 €/m²).
2- Famous “haussmanien” apartments with hardwood floors, moldings, and fireplaces (an average of 15 000 €/m²).
3- The exceptional property with an average price of 25 000 €/m² and prices acan even exceed 50 000 €/m² (for example, a 7 room apartment with a surface of 350 m² with a price that is above 34 000 €/m² luxury apartment paris).
Prices tend to increase with the arrival of wealthy foreign investors. Whether they be South American, Chinese or Italian (in the Marais, nearly 1 buyer out of 2 is Italian according to the Chambre des Notaires de Paris). Wealthy foreign investors consider Parisian real estate as the safest of investments.
The main reason is that the construction of new buildings with high standing is rarely possible. Paris retains its appeal: the housing is expensive but very well located, in fact, that is what the Beckham couple seems to be looking for (David Beckham will shortly be joining the PSG).
The desire of this star couple, a triplex in a beautiful Parisian building, shows us the type of goods that this wealthy clientele is looking for: an apartment “à la Parisienne”.
This type of exceptional accommodation is of course very expensive and over one million Euros (between 3 and 5). If they choose to move to atypical apartments or private houses, it will definitely be over 5 million Euros. (for example, an apartement in Paris quai de Béthune Paris 4e with a surface of 333m² is priced at 9 000 000 € : luxury apartment in Paris).
The only obstacle to wealthy Hollywood stars or big fortunes in the French capital is: French tax which is rather heavy and complicated for people residing in several countries (see Johnny Depp’s interview on Europe 1 on November 9th, 2011).

 

 

What about London and New York? Is the investment worth it?

The French capital is closely followed by London with average prices ranging from 14 000 €/m² (Chelsea) to 14 000 €/m² (Knightsbridge).
London therefore offers prices that are about 20% more expensive than Paris, but despite this gap, London is currently a great deal because prices are usually twice as high than in Paris. The decline in the Euro and the overall atmosphere with the crisis has had its effect.
The luxury real estate is still attractive with an average price of 5.7 million Euros for the large homes in Kensington, Chelsea, or Knightsbridge.
To an equivalent scale, New York offers much cheaper prices (average low of 12 000 €/m² and even 7 000 €/m² in the East Side) although the gap is reduced this year compared to 2010 due to a lower dollar currency rate (1.5 vs. 1.36 in 2010). Today, it will cost on average 560 000 € for a studio with a surface of 45 m² and 1 million € for a 2 room apartment.

In conclusion
Paris is still the safest city for long term investment regardless of currency fluctuations. London can emerge as an alternative but less so in the aim of surplus value. If the objective is to achieve the best deal, then New York is undoubtedly the best choice even if the city does not have the same charm as Paris.

Na sua opinião, o que é que o dinheiro não compra?
O dinheiro não compra, de certeza, o verdadeiro amor.
Lembra-se do seu primeiro ordenado? O que fez com ele?
Sim, lembro-me muito bem desse dia. Recebi-o em notas pequenas, cheguei a casa, espalhei-o em cima da minha cama e, de seguida, imaginei o que iria comprar com ele.
No campo da gestão do dinheiro considera-se uma pessoa poupada ou nem por isso?
Depende das finanças no momento. Adapto-me sempre às circunstâncias.
Se ganhasse o Euromilhões, o que faria?
Acredito que faria tudo aquilo que faço hoje, no entanto, de forma mais descontraída.
Para si qual é o montante suficiente de dinheiro para deixar de trabalhar?
Não existe dinheiro nenhum que fizesse com que deixasse de trabalhar. O meu trabalho é a minha paixão e aquilo que me move diariamente.
Qual foi o melhor investimento que fez?
O meu melhor investimento foi a compra de um imóvel junto ao Meco. Adoro aquela zona.
Em que tipo de produtos financeiros aplica as suas poupanças? É conservadora ou gosta de produtos mais arriscados?
Já realizei investimentos em imobiliário e outros produtos financeiros. Na conjectura económica presente o que apetece é colocar o dinheiro debaixo do colchão.
Como escolhe os seus investimentos: É autodidacta? Ou recebe conselhos de familiares, amigos ou do gestor de conta?
Geralmente consulto um amigo ligado à área financeira e falo, também, com o meu gestor de conta. Os dois dão-me as suas melhores opiniões e, aí, tomo a minha decisão.
Qual foi o conselho mais precioso que já recebeu sobre dinheiro?
O primeiro dinheiro que ganhamos é o que não gastamos.

Juan Carlos, nos tempos em que viveu no Estoril, era fã dos gelados 'Santini'. A marca, nascida no Estoril e mediatizada em Cascais, já dá cartas na Baixa lisboeta.

"Juanito." Era desta forma que Attilio Santini tratava o actual Rei de Espanha, cliente habitual da casa de gelados do Tamariz enquanto esteve "exilado" no Estoril. Durante anos, não raras vezes o italiano Santini sentou-se à conversa com os amigos Margarida (infanta) e Juan Carlos, grandes apreciadores do que muitos consideram "o melhor gelado do mundo". Hoje, é Eduardo Santini - neto do fundador da marca - quem assume a responsabilidade de manter a qualidade do produto. "Sou eu que faço os gelados todos os dias e o segredo é precisamente fazer tudo de forma tradicional. Tudo como o meu avô me ensinou", explica o também administrador dos gelados Santini.
Durante os últimos sessenta anos, tem-se tornado um hábito para quem mora em Lisboa e arredores ir comprar gelados Santini à loja de Cascais. A esta junta-se ainda a do Tamariz e, mais recentemente, a do Chiado. No Verão, todas têm filas intermináveis.
Curioso é que embora tenha aberto uma loja na Baixa de Lisboa - que já é a que tem mais vendas anualmente - há lisboetas que continuam a manter o ritual de ir a Cascais buscar os gelados em bolsas térmicas, respeitando um ritual domingueiro.
"Temos noção de que não somos uma marca tão forte como os pastéis de Belém, mas aparecemos em alguns guias e somos conhecidos além-fronteiras", explica Martim Botton, outro dos administradores da marca. O negócio dos gelados Santini tem crescido, mas os seus responsáveis não querem dar "um passo maior do que a perna". Martim Botton explica que não pretende "massificar a marca", embora admita "abrir, no futuro, lojas noutros pontos do País".
Quanto à actual conjuntura, Eduardo Santini comenta: "Felizmente, temos passado ao lado da crise, porque as pessoas abdicam de almoçar e jantar fora, mas não deixam de vir comer o seu gelado e beber o seu cafezinho." Os administradores dos gelados Santini - que falaram com o DN um dia antes da aprovação do aumento do IVA para 23% na restauração - alertavam para o efeito negativo deste aumento. "Não pedimos ajuda, apenas que não nos desajudem", dizem em uníssono Martim Botton e Eduardo Santini.

An international award for the movie Mysteries of Lisbon


He may be gone, but Raúl Ruiz is not forgotten, as the acclaimed director’s last completed project picks up another award.
The prolific and enigmatic Chilean filmmaker’s Mistérios de Lisboa (Mysteries of Lisbon) received the best foreign film award at the International Press Academy‘s 16th annual Satellite Awards on Sunday.

Ruiz’s Portuguese-language melodrama is a masterful adaptation of the 19th-century novel by Camilo Castelo Branco.
It follows a jealous countess, a wealthy businessman and a young orphaned boy across Portugal, France, Italy and Brazil where they connect with a variety of mysterious individuals.
Mistérios de Lisboa, which Ruiz had called one of his most theoretical films, had already picked up prizes at the São Paulo International Film Festival, San Sebastián

, Prix Louis Delluc and at the Portuguese Golden Globes.

Ruiz, who passed away at the age of 70 this past August, was a highly regarded director of more than 100 films in several languages.

Have you been seduced by a MERMAID, yet?


Disney has announced that French actress Astrid Berges-Frisbey has been cast as a mermaid named Syrena in Pirates of the Caribbean 4.
While I was walking on Champs Elisées Avenue ( Paris), I went to the Virgin megastore. The movie Pirates of the Caribbean 4 was showing at a wide screen. I sat down and watched the movie. It was nice to see all those mermaids going after the sailors and seducing them. Have you found a MERMAID yet?

I'm back to Estoril, after some days in Paris


The weather didn't help a lot, but Paris was lovely, in this Christmas season. Even with a bad weather, people were in the streets shopping, eating crépes at the fair of Champs Élisées, or enjoying the fantastic decoration of Lafayette and Printemps stores (at Boulevard Haussman). Faubourg Saint Honoré street had also beautiful decorations, and the head offices of Hérmes and Cartier were lovely.
